An exterior filigree screen unites two duplex luxury apartments visually, while tempering the harsh sunlight and rain from beating down on the exterior glazing system. The operable screen filters and modulates the light, allows air to circulate through it, and enables the residents to regulate the degree of privacy and engagement they want with the street beyond. The screen is set within a metal frame.
Spatially organised over six levels, including a covered parking garage the vertical circulation is organised around two lifts and a common central staircase. Cut outs within the slab ensure visual connectivity wihin the two dwelling units and between levels.
